Why Independent Building Inspections Matter

All Building Surveying Services inspectors are fully trained and credentialed through the NZ Institute of Building Inspectors (NZIBI) and the NZ Institute of Building Surveyors, with ongoing training as the industry evolves. Pre-Purchase Building Inspections
A pre-purchase inspection is one of the most important steps any property buyer can take. BSS BOP's inspections go beyond a standard walkthrough. Every pre-purchase inspection includes a Council property file search or LIM report comparison, identifying any variations between Council records and the actual layout of the property. Unauthorised building work can go undetected by lawyers, real estate agents, and untrained inspectors viewing a LIM alone, and can have significant implications for insurance, mortgage lending, and future rectification costs.
The inspection confirms whether the property has been correctly signed off and, where applicable, whether it has received its Code Compliance Certificate (CCC).
Pre-Sale Building Inspections
Getting a building inspection done before listing a property gives sellers a clear picture of the property's condition, allows time to address any issues, and builds confidence with potential buyers. Healthy Homes Reports
New Zealand's Healthy Homes Standards set minimum requirements for heating, insulation, ventilation, moisture and drainage, and draught stopping in rental properties. BSS BOP provides Healthy Homes assessments to help landlords meet their compliance obligations.
Asbestos Surveys
BSS BOP holds BOHS IP420 and IP405 International Proficiency Certificates in Surveying, Sampling and Management of Asbestos in Buildings, making them qualified to conduct asbestos surveys for property owners, landlords, and commercial operators.
Methamphetamine Testing
Meth contamination is an ongoing concern for rental property owners. BSS BOP offers methamphetamine testing as part of their rental property services.
Pre-Tenancy Reports

Council and Consenting Issues
Unauthorised building work is an offence under section 40 of the 2004 Building Act and can have serious implications for property owners. BSS BOP is suitably qualified to assist with:
Certificate of Acceptance (COA) Application Reports for unauthorised work completed after July 1992, prepared for Council's consideration.
Third Party Reports for unauthorised work completed prior to July 1992.
These reports can be critical in resolving consenting issues, enabling property sales to proceed, and ensuring appropriate insurance cover is in place.
Dilapidation Reports
Dilapidation reports document the condition of a property or structure at a given point in time, providing an objective record that can be used before development, construction, or infrastructure work begins on or near an existing property. BSS BOP provides dilapidation reports for property owners, developers, and contractors across the Bay of Plenty.

The Team
Building Surveying Services is led by director Chris, who brings a background spanning leadership, engineering, manufacturing, and the building industry, and provides strategic oversight and a commitment to consistent, high quality service delivery.
The inspection team includes Graeme, frequently cited by name in client reviews as one of the most thorough and knowledgeable inspectors in the Bay of Plenty; Darren Carter, who has done project management through the design, consent, and tendering phases of large-scale multi-unit apartment remediation projects; Rob, an experienced inspector covering a wide range of property types; Craig Stone, who spent 15 years in the Tauranga building industry across new builds and renovations before transitioning into building surveying; and Stephen, who clients have praised for his thoroughness and approachability. The office is supported by Joanne, the office manager, who clients consistently describe as professional, helpful, and a pleasure to deal with.
